Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020
An installation in a rented home in England must be inspected and tested against BS 7671 at least every five years, and the report kept until the next one is due or done.

The landlord has 28 days from the inspection to give the report to an existing tenant, must give it to a new tenant before they move in, and has 7 days to produce it if the local council asks.

A card holds the installation, the test date and the report itself, so "has the tenant got it?" is a field on the job rather than a search through a van full of paper. The 28-day and 7-day clocks are the two dates worth a reminder, and they are the two the regulations name.
A five-year interval is a scheduling problem, not a memory problem
Recurring jobs create the next inspection when the last one is signed off, so a property tested in March 2026 already exists as a job in March 2031. An interval that lives in somebody's head is an interval that is missed the year they change jobs.

When a client accepts, the exact document is hashed and the seal kept. If a line, a quantity or a rate moves afterwards, the quote is flagged — so an argument about what was agreed for a consumer unit starts from evidence rather than from two recollections.
Time on site, recorded the way a tribunal reads it
Minutes are computed from start and stop, never typed. An edit after submission keeps the original and needs a reason, and an approved period locks — because a wage record altered inside a paid period is not evidence of anything.
